@Sharnell James Since this is your first flip, you shouldn't expect to get a great % on the loan. Typically around 14%. There is a guy, Eric Benzenhoefer, who has been advertising his Hard Money business. I'm sure he has HML as a keyword alert so it shouldn't take too long for him to respond - but if not, send him a message!

Thank you @Laura Alamery for your responses. That sounds like a good idea for vacants and possibly delinquents, but for probate I feel like it may be a little aggressive. I'm new to probate and thus far my only knowledge is from what I've read, and everyone seems to suggest taking a light approach. Have you tried that with probate in the past?
