Looking for suggestions regarding leads in the Indianapolis metro area.

How is the most productive way of doing this?

I'm currently sending letters to expired listings, CL ads, zillow etc.  Since I am not an experienced investor, I do not have referrals coming in from acquaintances.  I have made a lot of calls to sellers and mailed 100's of letters.

Being new, I am concentrating on getting my first deal with little money down.  For me that means just getting a house on contract with owner financing.

Does anyone have experience with vacation clubs and how to rent them out?  I've had one for 10 years and have only used it twice. It costs me approx $800 annually for maintenance and other fees.  I have a deed for one that is located in Marathon, FL but it doesn't have to be the one rented. The club has several resorts across the country.
