@Kelly Crone  Wow - 4 or 5 years is a really long time for rehabbing.  I'll find out this evening what the extent of the rehab will be.   My plan is to move in on one side.

@Edward Rhoads @Kelly Crone I am sure the reason that this property is retail is due to it being sold by an LLC. The price is not negotiable due to it being financed with only 2k down. The monthly pymt of $700 does not include taxes/ins. Something I did not mention is that I am currently renting an apt and would not have that expense (that is a savings of $1100 a month). So what are your thoughts, knowing this new info? One other stumble with this is that I do not currently have the funds for the rehab.

Looking for advice on a property that I will be looking at tomorrow.

Here are the details

Seller finance (but it is an LLC)

Duplex

80k

2k down

$700 mo payment

Low crime area

Comps 125k

Rents 1k

I will be living on one side.  It will require a complete rehab.  I do not have an estimate yet for the repairs.  Let's say 40k.

Here is another obstacle.  I do not have the funds right now for the rehab.

Advice or suggestions?

@Matthew Harrison  I have spoken to ResComm only one time, but will be talking to them again in the next couple of days.  They were recommended to me.

@Matthew Harrison Here are 2 lenders that were recommended to me. I have spoken to Rescomm Capital LLC. The other is Talmer Bank and Trust. (Have not spoken to them). Rescomm is very investor friendly. I know that they offer investor loans with rehab funds. Meredith is the one I spoke to. And if I remember correctly, they do loans for properties valued under 50k. IM me and I can give you the phone numbers.
