OMG when I was reading your post I thought 💯 issue must be very big but it’s is normal maintenance fix!

To find Renting for is easy as other suggested but you find how it rented too. So your home is not vacant for months and lose rent.

I agree with @Ned J. it’s true rarely mold is hazardous but not in general. 

“This mold should not pose a health risk to most consumers," Ward says. It can act as a pathogen (an agent that causes disease) "very rarely" and "usually only for people with compromised immune systems through inhalation," 

To know whole truth we need know and hear other side of the story!

My 2 cents. What you are thinking is secondary. First focus and buy your first property. You may not find one or buy one!
