With my own personal experience I 100% agree with out of state “I’m a woman and out of state so, “ maybe women too.
Secondly, 97% GC do not give itemized quote no matter how and how many times you ask them.

He was looking for smoking gun but luckily air quality and mold inspection reports came normal and he paid $300/-without asking me first and he was asking me to reimburse him 💰
He reported to the township that I do not have rental permit.
Repairs were minor and have been repaired.

Unfortunately tenant belongings are covered in rental insurance. Check with landlord but he’s not responsible for tenants personal Items. Good luck 👍
