Hello 

I have listed the property by flat fee service broker. I have got two offers and they are almost the same but I would like to be fair and ask both agents to submit the best and final offers.

My  flat fee agent is no help and I do not blame him because he is not getting a listing agent commission.

Do I individually email them and ask for for the best and and final offer and copy my flat fee agent ?

Buyers agent agreed to lower the rebate/concession if the appraisal is

lower than listed price but asked her to include in the contract. 

It’s better to reduce the listed price in the Amendatory clause. 

I do not want buyer to walkway after the deal in pending a month. Plus I have listed for $189K

Hi Everyone 

I need your suggestions and help.

I’m have listed a home for 189K.

Got an offer $185K and 8,500 closing credit.

I counter offered and gave 2 options.

1) If I get full price and I offer $7,000 closing credit 

Or 

2) purchase price $185K and $2,500 closing credit 

Buyer’s agent came back with option 3 :-

Purchase price $191K and credit $8,000 closing credit.

I agreed but I said what if appraisal value comes low. Buyers agent said we will lower the concession amount.

Buyer taking FHA loan $186K. Shouldn't agent put $186K instead$191K ?

You said you are very busy person plus no lease agreement. Try it in small court, if you have a time and patience  otherwise move on in your life.

It runs great no issues this season I changed the furnace blower motor for $500/-

I’m thinking to sand it brush up the top cover and spray paint.

Remove/cut off the  old the grill. It will look a lot better than rusty and broken grill.
