I did get the pipe from HD but I was not able to install it. I will try it again.

You have an option for eviction but she is leaving and Consider yourself lucky, if she leaves 

I posted this question in DIY but not much response yet.

I have fixed the oil tank air/vent pipe with flexible PVC coupling and fill/service pipe with aluminum tape and compression coupling, but I have not tested it yet by filling it with the heating oil.

Is there a code violation in this repair? And secondly, will the fix last or will this cause an oil spill?

No experience going and collecting rent!

My tenants deposit the rent in the bank and never accept cash and never went to collect the rent.

Tenant is right about the grace days  Decide a specific date with smart tenant(grace days), 

Most of them are saying fire. If these was a fire I do not see any sign of fire on the flooring near the black spots. 

This maybe not be near kitchen and bathroom but question is are there any pipes or once upon a time was there any pipe ?
