Hi Everyone

Received an offer more than listed price $200K and offer is $202K VA loan. Seller assist at closing $12K.

$300 EDM really three hundred!

I talked to the buyer’s agent he said will offer $205K and $10,000 seller assist.

Buyer financing 100% plus paying for closing from seller assist!

Questions are:

What if the home appraisal comes low $200K or $195K

What if buyer does not qualify for loan (buyer attached bank letter) but it is not guranteed.

What to do home if inspection guy comes with a long list of repairs.

6 weeks time for Mortgage commitment!

mold is growing and I accidentally found the mold. It’s in corner of the floor cabinet and there is no access for clean up and I don’t know why it’s growing but I see the sewer pipe coming down but upstairs there is no bathroom. There is a bathtub upstairs but not above the kitchen.

Only to remove is remove the cabinets. Any idea and suggestions?

It depends on property area and location. $300-$400 including repairs. If you are dependent on this guy for other repairs then paying a little bit more is good!
