I have the termite inspection report which says no termite activity but buyers want me to do the termite treatment.
From buyers “
Wood Destroying Insect ReportDuring the termite inspection it was determined that there is visible evidence of wood destroying insects. Damage to floor joist from subterraneam termites at the right side of the basement. Seller is responsible for treatment of termites and repair any damage. (unless proof of treatment within the last 5 years).”
Do you have a termite letter saying there’s no active termites? If so, then give them that and refuse to treat again
Yes, I gave the buyers copy of the report from Exterminating company

Hello Everyone
I'm selling the home for $180K to Conventional buyer no closing credit. It is Listed for $189K. I had FHA buyer was offering full listed price but $5K closing credit but I accepted $4K lower offer because of conventional buyer's mortgage amount was $170K. FHA buyer's mortgage amount was listed price $189K and I did not want an issues with the Appraisal value.
Back to the Conventional buyer credit issue. Now the buyer is asking for $4K concession and termite treatment because one time the property had the termite treatment but there is no termite now and I sent him the report from my termite company. Buyers is saying do the treatment or show the the receipt that termite treatment was done in the last 5 years.
Appraisal is done and I asked the buyer about the appraiser value and report. He said he is waiting for appraiser report!.
I’m believe home is worth more than $190K but I’m 100 % sure it worth at least $180K the purchase price.
I had a buyer in June and they backed out after the home inspections due to Fuse box and electrical issues which have been take care of it. Home has been on the market more than 5 months and RE taxes and holding cost is hurting my profit.
I’m thinking to offer max $1K or will get the termite inspection certificate for the closing it’s required in NJ.
Please send your suggestions.
Thank you

I had different situation after the closing I got township unpaid Sewer Bill. I contacted the seller title company and they asked me to send them the copy of the bill and they sent me the payment.
I signed the HUD but title company reimbursed me the $$ after more than a month of the closing.

Yes, it’s better to do the addition before renting the place

I've ordered a Simplisafe security system and will have it monitored until I can get a renter in the house. Anyone else ever had this happen? Is there anything else I should be doing? I hate this feeling of helplessness.
You need Internet for “ Simplesafe security” Correct
Any Internet service providers and Simplisafe security wants a minimum 12 months contract.
How do you get the Internet service for a few months?
