@Tim OHare I am glad you brought this up even though the topic is 3 years old now we can really see what did happen in appreciation over the past 3 years. For @Lester Williams, Jr. if you would've bought you would be seeing some pretty good appreciation for Memphis comparatively but the best part is you would've had great cash flow.

#1 I would partner with a top agent in town and help him grow his/her business. I would learn everything I can, and add as much value as I could. 

#2 I would read the book "The Millionaire Real Estate Agent" and do every single thing suggested to do in the book. Then I would read the book again every quarter and refine my process.
