I work with a financial group called Lima One Capital, and my contact there is Darin. They have really good products with NR options. Happy to make an introduction if that is helpful.

Leatherstocking and Northwestern Mutual are what I use.
Most traditional carriers will not insure your product for year-round rentals, at least in the State of New York.

I've used it twice, but primarily for blatant floor and furniture damage. I did have a strong payout but I agree and is why I mentioned speaking with an insurance broker + counsel.

Sure. Differences of opinions, and no wrong answer here. Thanks for replying :)

New here. Feel free to point me to previous posts on this.
I'm using AirDNA Rentalizer and when I check the listed comps (i.e. actually clicking on the AirBNB link and checking price + future availability) it doesn't seem to line up with the ADR and Occupancy numbers AirDNA lists for that property. Admittedly new at this but curious how others are 1) validating this data and 2) whether my process above seems correct. Thanks!
AirDNA is a bit like CarFax. It is a single data point. Hopefully you don't buy a used vehicle based solely on what is listed on the CarFax report.
I second this.
AirDna pulls directly from Airbnb, so yes, the data is correct. However, they use their own tools and algorithms to make predictions, similar to Zillow Zestimate and we know what happened with that :)

Have you considered a golf cart? Lower risk and potentially higher reward.
I have a client who is exploring buying a golf cart and putting that on Turo. If it were me, I wouldn't do it at all. Too much hassle. One more thing to maintain. Plus, there are plenty of golf cart rental places in my area, and in other parts of the Emerald Coast, bicycles are a big draw (but I don't have those at my properties either).
I wouldn't put that on Turo. I'd include it in the rental and charge an extra few $ a night.
Guest experience is ultimately the only difference between your product and the next one, so why not provide what others don't? The reward should outweigh the risk, so if you're on a mountain top..... disregard :)

Operation Company (LLC)
You 100%
Partnership (LLC)
You (GP) x%
Investor(s) (LP) x%
Each deal will be variable depending on the amount of cash you put, the value you bring, and there is no one-size-fits-all for these.
Hope this helps!

I had this conversation with the head of zoning for the Town of Copake last week.
There is a demand for affordable housing, not necessarily the traditional STR that most on this forum want.

That area is saturated with supply. I would avoid it at all costs unless you spot a great deal when the market becomes more painful over the next 12-18 months.
