@Johnny Sweet my last BRRRR was 45 days close to close. Have to season 6 months for conventional loans, however using a portfolio loan with local bank might let you refi as soon as a lease is signed. Talk to some banks, they have different options. 6 month seasoning is not necessary unless you specifically want a conventional Fannie/freddie loan, then it is.

@Carlos Salazar Richmond is doing AWESOME. Lots of good submarkets here, and you're right about boots on the ground, even in Richmond. Pays to have a good team. What Taylor said is on point- could never get a true feel in RVA based on zip alone, but if you have the right people to bounce ideas off of you'll be much better for it. I'm happy to be a resource. I have 3 local SFH under contract that will all close in 2 weeks. Using BRRRR. Very familiar with Richmond and surrounding counties.

@Xavier Jones Welcome! Relationships, relationships, relationships. Show up to meetups, connect on BP, etc. and get to know folks in Richmond and ADD VALUE to those relationships as much as possible. Great city for investing and some great people to network with. That might not be the point blank answer you want, but that's how to get started. If you do that, you'll find the right path and other opportunities pretty easily. Good luck!

@Brady Boyer Stack your showings 3-5 at a time and put a walk through video in your marketing material. Youtube Link is good enough. We've found that we eliminate many of the tire kickers and have more serious prospects schedule showings having watched the walk through video first.
