Great investment opportunity. 10 YO Duplex. Both units 3 Bedroom, 2 baths. One car garage. All units rented. No repairs needed at this time. Well maintained. Close to the Medical Center and USAA. This is not for investors looking for a 1% deal, but better suited for a buy and hold investor looking for an asset in an established area with multiple economic drivers to support stable rents and appreciation.

 Provide Value... It's said again and again, and sometimes I think agents have a hard time understanding and formulating what that value proposition is.  Find your niche and become the absolute expert in your market. You'll find once you become the foremost expert in your chosen specialty, that value is provided without effort. Bigger pockets is a great example of this. If agents come to the community marketing themselves with their hands out, they will never benefit from clients reaching back out to them. However, as you gain knowledge through education (i.e books, mentors, investing etc.) and experience through closed transactions, you'll find that investor will reach out to you. Provide valuable content, informative posts and most importantly, base all that you do around honesty and integrity! Start joining investment clubs, attend investor mixers and ultimately get out there and shake more hands. Wish you the best and Good Luck in 2018!

Are you having both properties built within a planned development or do you have a personal plat you're building on? I haven't seen many new construction triplexes in the area and would be interested to find out more. Thanks!

Mila,

Be careful and make sure to get accurate rental comps, some agents have a tendency to list properties with inflated rents. It's hard to find a true deal when searching for multifamily properties on the open MLS in San Antonio right now. That's not to be said that they don't come available from time to time, but when they do, they go quickly. If a property has been sitting for any length of time, you have to wonder why.

I would take a look at the West side of town near Bandera and 1604, there's a couple of different turnkey duplex subdivisions in that area. B- 1% deals come up from time to time and they have both the rents and the tenant class you're looking for. I would try and stick to the North, West, and some area's in the NE. Downtown San Antonio (Tobin Hill, Alta Vista, Beacon Hill, Woodlawn Lake, Dignowity Hill etc.) are great locations if you're looking for value-add opportunities.

Definitely, reach out anytime... I haven't sold any properties around Canyon Lake, I generally stick to San Antonio and the I-35 Corridor up to Buda TX, just south of Austin.
