Has anyone had success wholesaling condos and multi family units, or is it best to stick to SFR?

hi all, let me start by stating that I'm an hvac contractor in S Fl. And every A/C system gets tested in summer.  The weather here is an air conditioners enemy.

Depending on the filter, they should be changed every 30-90 days.  

As far as the ductless mini split systems, avoid them...they cost the same as a central split system and really only cool 1 room. 

How big is the A/C?  How many window units do you plan to put in to replace the central? Window units aren't very energy efficient. 

Also there are many hacks in the a/c trade down here. Most are just out to sell new units and the ones that aren't cant do a proper fix so just be careful with who you deal with.

does anybody know of a good title company In south florida that will accept assignees?

Also...I have a possible wholesale deal but the lady says she has tenants for 8 more months and will sell to me then.  I think she would sell now if she could. Is it possible to wholesale a deal with tenants?

this has been a very interesting thread.  Without getting to far off subject....

 @Steve Babiak , you stated that some insurance doesn't cover particular breeds like GSD.  However, what if a police officer was renting and had a police dog GSD, Would that change anything?

a service dog for attention disorder?  Is the dog supposed to keep the kid focused?

@Sean Phillips  when you say targeted, what exactly do you mean?  How do you find the "targets"?

if it was in south florida I could help you.  I have a brother who is a foreman for one of the largest plumbing companies in Fl. (Probably one of the largest in the country) And has access to all the equipment needed.  If you have any questions, let me know and I'll get his opinion. 

Putting your tenants in a hotel says a lot.  Hopefully your tenants are still paying the monthly rent to help cover some of the hotel costs.

just curious, but why don't short sales work for wholesaling?
