@Jason Zhang Yeah buddy to each their own. I can only speak from my own experience but have never had a day of vacancy in Arlington, ever. Also literally the first day I put it on craigslist i'll get a renter the next day. For ever time I have done this, ever. Thats why I love Arl lol.

I'm confident I can rent at 1,800 which is higher than the area looks by data, but I target DC people paying 2,200 who are amazed by the space and beauty of this place for "such a low price" (example: OH MY GOD I CAN FIT A BED IN THE BEDROOM AND NOT BLOCK ANY WINDOWS!!!)
Ya sure you could invest in Memphis with better looking numbers but for me I love it I love the A+ tenants, virtually zero work, good appreciation for home price and for rent price over the years.

Find a way to make it work. 50,000 new jobs coming to Baltimore with the new Amazon headquarters. Will be well worth it when you sell for 2x your purchase price in 4-5 years.

You live in Arlington? I love investing in Arlington with its A++ tenants, super-easy management, zero vacancy, and good expected future appreciation.
Isn't the main business in Hagerstown a big jail? Tells me all I need to know about that place lol.
