Is this feasible? Buy low-medium residential zoned plot in Arlington, VA for 250,000. Hire contractor to construct 8-plex of one bedrooms for 750,000. All in for 1 million. 8 x 1500 rent = 12,000. Exceed 1% rule. 12,000 / 1,000,000 = 1.2%.

Good article, exactly more evidence Amazon would avoid a flyover state, the point I was trying to make.

Won't the Amazon leadership be asking themselves, among other things, where do programmers/tech talent WANT to live? Wouldn't the answer be the coasts and not the flyover states? Just speculating. Techy folks i'm friends with would change companies before moving to a flyover state to stay with amazon.

Sounds like me.  I'm in MoCo.  Have a townhouse in Arlington.  Taking a call today with a reputable turnkey provider to explore options investing out of state.  May hold off though seems like we are at the top of a cycle.
