C areas give you LESS headache??  Personally I go for Arlington only A+.  But that's just me I prefer to overpay for super-easy management, zero vacancy, and higher future appreciation.

Ouch that's rough.  At my primary residence this year we had a basement leak that required 7,500 of repair.  I guess you just got to fix it and move on.  I guess if it makes you feel better its de-sensitized me to future large expenses LOL.

I don't follow, what is point of picking a market, why not just pick the best deal you can find in any market (assuming he/she will accept sophisticated investor)

So does sophisticated investor mean "everybody on the planet other than accredited investors" or are there other requirements.

If i'm understanding correctly I would scour bigger pockets forums, find the people talking about syndication, contact them directly to ask if they have x of 35 slots remaining for sophisticated investors, then put in 100,000 and collect 8% a year on it.

I dunno for me personal i'd rather use the 100,000 for a leveraged investment townhouse or something in the neighborhood of the new amazon HQ2.

Also makes me wonder where do accredited investors go to find a directory of these offerings to jump in to?  Busy Surgeon has time to scour BP or go to RE meetup?  Or there is directory somewhere.  I'm actually curious since I have surgeon family members.

Passive 8% does sound better than the bank though!

@Joseph Bramante Don't you need to be an accredited investor to do this?  I believe that is what is stopping 99.99% of people.

So what are the hypothetical investment plans PB'ers have in mind.  Do you buy townhouses, condos, anything you can get your hands on near the new HQ2?  Or you analyse what neighborhoods you already find high paid professionals in and buy there?  Or by school district?  Buy commercial properties near HQ2? Buy raw land near HQ2?
