Six months rolls by in a hurry. We bought 2 SFH a duplex and have a closing set for Monday for a 16 unit apt building. All buy and hold. Now the next step is to get the 16 filled up and stabilized. Maybe the more important question is what will you get done by the next convention.

I just took the time to listen to “The rehabbing boot camp” by J.Scott and Marty Boardman from the convention in Denver. I am posting this to thank both of the speakers for the effort and time you put into that presentation. The depth of knowledge there is amazing.
At the time of the convention I didn’t stay for that whole class because we were only doing buy and hold at that point. However, recently we are considering rehabbing and to be able to go back and absorb that information was priceless.
Also, thanks to Josh for making the audio from the Summit available. If you haven’t downloaded it yet, do it now. The nominal fee charged is in no way related to the wealth of real information that is recorded.

I hope to attend either way. However, if it were held in Vegas that would work better for me.

Many (most?) contactors that I work with are not really business men. They are laborers that own their own job. I work with one contractor that is very good at what he does but his bidding and billing is a disaster. He works 10+ hours a day and then goes home and try’s to do paperwork in the evening. Needless to say it usually gets put off when he gets home. I have found I just need to keep calling him to get the bid. I don’t like it but if he is good at his job I will live with it.
If I have to decide between a carpenter that is good with his hammer and saw and one that is good with a spreadsheet, I will take the craftsman.

Central Ohio investors, Do any of you know of a good PM company in Columbus. I have 5 houses and am considering having a PM take over.

Are you sure you are evaluating your sister in laws ability correctly. Sometimes we let family cloud our judgment in a situation like this. I am not saying you are but I know I have in the past.
I don’t want to sound harsh but I would question whether a good Realtor would have time to hold 10 open houses on one property. Like others have said, price cures all. Price is most likely the issue. However, make sure you are getting good representation. Hire the best Realtor available and then take your sister in law and her family out to a nice steak house to celebrate when the house sells.

If you are going to build the site yourself I would definitely recommend a Wordpress site. They are relatively easy to work with and have a level of search engine optimization built in. Another nice thing about Wordpress is that there are plenty of tutorials on how to set up a site. If the original set up is too complicated for you I am sure you can find someone to set up a site that you can maintain.

Another vote for Fujitsu ScanSnap. I use the S1500 and highly recommend it. The ScanSnap come with PDF software. Just plain easy to use. I then use SugarSync as a backup.

I can see this from both sides. You know you are ready to pull the trigger but the Realtor doesn’t. When I was a Realtor it was not unusual to have several calls a month from “investors” giving me their criteria. There were two parts to the problem. First, they usually contacted many agents in the market. Second, the vast majority liked the idea of real estate investing but never pulled the trigger. So the agent spends time looking for a property that won’t be bought anyway.

I think the best option is to forge a relationship with one agent. Let them know that you are working just with them. Show them what you have closed on in the past. If you want them to do the homework, you need to show some commitment. Otherwise, you will end up with a inbox full of auto sent email messages about irrelevant listings.

That’s a tough call. With a 3 bedroom I would say no. However, with a 4 bedroom it is certainly worth considering. I don’t have research to back me up but it looks to me that young adults are more likely to live with their parents now than they were in the past. A downstairs bedroom would be very attractive to a family with a boomerang kid.
