We're about to start using furnish finder later this year for mid-term rentals! They need more properties, so it could be a great site to get in on!

It could be ok but why is there no listing on the OTA or a direct booking site with stripe or something similar?

Last week something similar happened to another host in our mastermind. In their case it was later figured out the women committed identity fraud and stole the valuables from the Airbnb. I hope everything turns out ok for you!

I can't imagine a cleaning company agreeing to a different cleaner every time. Depending on your area you might find a nice selection on Turno that you can rotate through.

Yes, automation takes care of pretty much everything, but there is the occasional need to deal with a problem from time to time.

Better than nothing for sure, but why do you think so many veteran RE investors on this very forum just recommend having your insurance maxed out?

Ohio Management LLC with cooperate office/address in Las Vegas.
Each property we end up purchasing is in an LLC within the state it's located. The registered agent has NOTHING to do with us and is someone we hired through our attorneys. As soon as you put your name and or address as the registered agent you just unraveled everything.
Each property is held in a WY LLC and that is where the paper trail stops. Our names are never in an LLC name, and we are not listed as anything but a managing member. Plus, we follow our articles to a T so one of those good lawyers doesn't find a loophole that we figured wasn't that important to follow.
Our personal residence is in a trust so that is untouchable and untraceable as well.
In my option if you've decided to manage properties, especially STR, you're asking to get sued by someone eventually. If you're not ready and set up, plus run your LLC correctly, it's your own fault for not doing due diligence and in all honestly having a flippant attitude. Insurance is helpful but a good lawyer will go after more if it's there and available.
It's WAY too extensive to talk more about it here but look up Clint Coons on YouTube and listen to some of his videos that explains LLC and asset protection. Trust me we're pretty much untouchable because the more you dig, all you do is go around in circles. :D And since it looks like we own nothing that dissuades petty lawsuits from coming along.

We know that. But an LLC is semi-worthless in a lot of cases....easy to pierce the veil. And not necessary in the case of the OP, you would only really need one if owning multiple properties IMO.

Call or go in person to the government office that deals with STR licenses and ask them what time frame you should keep in mind. If the first person doesn't have the answer keep asking for someone that would know.

An LLC doesn't have to do with owners finding you creditable, but if you are sued for something that happened at the property. The business (LLC) is sued not the person. Plus, it helps business owners run more in a business mindset and not a hobby.
