I second what he said, we need to be asking where are the numbers coming from? Not every location that is "down" is truly on the downside and there is real time data to back it up.

I can help you with the STR regulations...Deadwood is totally off the table unless you go outside of city limits. Also, it can be a bit seasonal unless you have a property close to the ski areas. There are pockets of affordable properties, but it can be expensive in the Deadwood/Spearfish area.

If you need a realtor I would highly recommend @Aaron Schrader, he is great to work with and knows the area well!

Get connected with a STR attorney or even just a real estate attorney that can help you decide what is best.

You can and I repeat can run a small boutique hotel as a remote STR style with NO staff. We are in the process of working this out for our company and we're part of a group of STR hosts that have done it several times!

I would say to underwrite the expenses at 60% of the total projected revenue to make sure your stressing numbers enough. Otherwise, your numbers look good, although I would have occupancy at least at 45%.

Yes, they are worth the money! Just make note that cleaning fees are included in the yearly revenue. 

Also check out STRinsights and see if they might be another data site you like.

Selling a STR furnished is great for the next owner! Instead of purchasing all the furnishings they can just swap out a few things they might want to change.

As for the rest of your questions, I think you need to figure out what works for you and do it!
