Nothing less than 20% for sure! Tony Robinson has an analyzer you can download and of course a how-to video on how to use it.
Really great info I’m shooting for 20%. I’ve been watching Tony on the real estate rookie podcast I’m definitely going to check it out thanks Sarah!

We're part of a large group of STR hosts and people use Rankbreeze or Intellihost a lot! There seems to be a lot of good value and in this year's market people are seeing good results from it.

If you don't own a home or could utilize the second home loan option, that probably would be a better option. I'm wondering what would bring tourists to the area you're thinking of. Or were you going to target people coming into the area to visit family, weddings, funerals, etc.

I would go for the party supplies and a cake, or even just a cake would be wonderful!

You need to plug your property into Pricelabs! It's worth the money to know your priced competitive and not leaving money on the table!

You could try Steadily which actually is a brokerage, or I recently heard someone use and like Amercian Modern using their special dwelling policy for STR.
People are noticing that STR insurance which has been relatively inexpensive for commercial use of a property, is going up across the board. Some predicted this would happen in 2023, so it's interesting to see it play out.
Also, you should never rely on Aircover but instead use Safely or Waivo for damages from guests. You can wrap the cost of that type of insurance into the nightly rate. I'm glad to hear you have had success with Aircover, when most people don't or have to jump through ridiculous hoops!

You should be checking into Airdna or STRinsights for short term rental revenue.
