You should first decide your guest avatar and then purchase a property that fits who you want to attract. This little step can help narrow down a lot and you can skip spending months figuring out where or what to purchase.

I LOVE the look of this home!! It screams luxury and that is the route I would be taking with it! It looks like you got a really good deal on the furniture!
I used to live within 2 hours of Tulsa, but I can't really tell you if it's a good STR market. I never paid attention since we usually went to OKC and did a whole lot more there. To be honest I'm thinking OKC would be better for a STR, but I know Tulsa has some interesting attractions too. Have you thought about a luxury MTR like what Dr. Rachel does? This might be a good property for that.

Just tell them what you do. If you want to break it down to 2 or 3 steps that might help to make it concise. They don't need to know all the back-end details, but a general overview is nice for owners to hear.

We have one for our co-hosting business but haven't decided about creating more accounts for properties. Some people create an "Instagram wall" in their STR so people can take photos and then post them on social media along with a hashtag curated to the property. You would bring more awareness to your STR that way, but I don't know if it would drive bookings that much. I think Facebook ads are more effective at that.

Monday.com is another software that a lot of large scale STR operators seem to like, but some have now switched to Breezeway.

If your part of a course/mastermind or have a mentor, it goes a long way! Also try to connect with @Fakaradin Floyd. The last couple months he has been working on this strategy in VA. and he was totally new as well!

The only thing that came to mind is a Hostel and who would insurance those properties. And would those companies do an SFH? Might be worth checking into.

I probably would have canceled with Vacasa and then dealt with the low-priced weekend. Unless the contract holds the owner to all bookings after the contract is terminated. Unfortunately, from my understanding Vacasa charges fees to pretty much anyone that cancels their services with the company. Sometimes you just have to pay and be done with whole mess.
