You may need to give you property a bit of a revamp to boost bookings.

I don't know the market that well in San Deigo except the regulations can be a pain. But here is a recent video of Rich Somers stating what he would do in San Deigo with a STR and $50,000.....50k for 1 deal

You wondered about who to watch and what to read to gain knowledge in the STR space. The following people have been the biggest assets to us when it came to learning and gaining knowledge! Their social media is gold!

Michael Sjogren

Justin Ford

 Thanks for Visiting

Tony and Sarah Robinson

And once you get a little deeper into STR there's Bill Faeth

Congrats on deciding to start real estate at such a young age! I would highly suggest you get in a group of mentors that can guide and help you learn what ever strategy you would like to do. If you have the means and are willing to spend some money, there are several good groups in the STR world that can help you get the push over the beginner stage. Let me know if you would like some names and contact info!

I would love names and contact info, thanks!
I forgot to throw in for legal help the STR Law Guys would be of use to you. Or if you want to take it up a notch there's Anderson Advisors.

Sure, here are a couple depending on what you want to do....
Michael and Elizabeth Chang and TJ Tijani for rental arbitrage.
Michael Sjogren in depth but price STR mastermind.
Thanks for Visiting and Tony and Sarah Robinson for co-hosting STR, and a cheaper option over the above mastermind.
Pace Morby for creative financing and how to purchase property with no money.

Hope that helps you get started! There are so many others, but this would be a good start to check out on social media, youtube, websites etc. You could also see if any of the courses would be a good fit for you!

Yes, automation takes care of pretty much everything, but there is the occasional need to deal with a problem from time to time.

Thanks for the responses.  How much work per week would you estimate would be left over?

Depends on how many STR you have. If you have the correct systems, processes, and a VA or two, shouldn't be more than 4-5 hours a week to run 20+ STR.

Most definitely ask! Some people actually leave a little magnet (photo below) on their fridge outlining what qualifies for a 1-5 star review.

I heard of a property that I believe was in FL, and it actually did better than the walkable to the beach property! The trick was amenities that the more ideal location property didn't have, and professional photography that made a potential guest picture themselves in the home. With a few tricks you never know what you can do!

The absolute best place to learn about STR hands down is actually social media, which will then lead you to podcasts and webinars! Find the accounts that add value and don't just try to sell you something.
