@Jonathan Greene is the problem that the property is on the MLS? Should I use my own funds to purchase it and then market it to my list? Should I wait for it to become an expired listing? Should I just not entertain any property that was listed? For clarification, I mostly do fix and flip. I rarely wholesale anything, but I am planning to wholesale for the rest of the year. I've also seen people who buy a property to fix and then decide they don't want to go that route, so they offload it to another investor. Is that different? I'm just trying to understand if the numbers work, why would someone care that they could have bought it off of the MLS themselves.

@Brian Adams so basically my plan is to use my agent, who is willing, to write the offer, use transactional funding to double close to another investor on my buyer's list. I've done this accidentally twice, but I want to consider whether those were the norm or the exception. I'm just looking for others who are also using this strategy so I can decide whether it's worth it, or if there is something I am missing either way.

Hi. I am trying to find transactional funding for double closing in Maryland. I went to the lender forum here, but I was matched with lenders who don't offer what I need. What is the best way to find lenders with solid reviews since I am not allowed to ask here directly? Thank you.

But beyond that information of limited value you need to learn to research the land and court records, etc.

Hi, everyone. I am an investor in the Maryland/DC/Virginia area. I have a request for Baltimore properties. I have stayed away from Baltimore in the past because of ground rent and some other things. So, my question is how does ground rent show up on the sdat information for a purchase? I am seeing some delinquencies that show foreclosure, but the numbers don't make sense unless there is some sort of ground rent or non-mortgage loan tied up with the properties. Any help is appreciated. Thank you.
