I like doing my own research. I am the type who doesn't consult/bother my agent until I am pretty sure on a property. With that being said, an excellent agent is always needed. I've dealt with some agents who would be better off doing something else, but when I get a good one, I am always grateful. Even as a web developer, and avid technologist, I don't believe technology solves everything. There are some things that only a knowledgeable person, with feet on the "ground," can handle.

@Leon F. I agree with the above. You already have a contract, and you own the house. If you haven't already, I would proactively talk to a/your lawyer to see what you could be in store for ahead, just in case. It sounds like he won't go easily, whether he's playing you or not.

If there are any sensitivities to chemicals, cinnamon works. I put a barrier down twice during the summer. It stains, so you can't put it on anything that is porous or light colored carpet.

@Tosin Oluwatoye a good way to test out your location is to put the concrete pads down, add a 30/50 amp outlet and water line, and then rent out the pads to people who already own their own tiny houses. The market for tiny house parking right now is probably bigger than for people interested in renting a tiny house. If you decide to build, you can just build on the pad and use the existing power and water ports for plug ins. I've built two tiny houses for personal builds. One container house and one stick built. There are a ton of Facebook pages you can gain insight and possible renters from.

I am a follower of Dave Ramsey. My personal houses are self builds, with no mortgage - one off grid and one on family land. However, in my investing career, I take on conservative debt. I start with negotiating seller financing terms, and then move towards a traditional financing situation if owner carry is not possible. Outside of real estate, I pay for everything in cash, and I don't carry a credit card. The credit card thing has never been an issue until recently, when I needed to rent a car in the next (very remote) town over. With the virus, the Dollar rental branch closed in my town, and being off grid, I didn't have any utility bills for Enterprise. It worked out in the end, though. I ended up getting a free rental upgrade once everything was worked out.

For me, it's my current and future kids. Family in general. Not wanting a boss...being unemployable lol! Experiencing the awesome things life has to offer. And not wanting to be "bored." Lol!

I went a long time without having a "reason" that motivated me enough. Maybe you haven't found the "one" thing yet, but you'll get there eventually. In the meantime, having realistic goals is a good start.

@Darius White what do you think about the areas around Civic Center, across from the car (can't remember which one) plant, and the area around Wayne State? I've spent some time around those parts, but not enough to be able to gauge the investment opportunities.

@Peter Mosites Thank you. I am looking at some of the middle class neighborhoods, where I can add value by expanding. I have been looking at 2/1 and 3/1 to rehab and hold. My concern is/was I wasn't sure how much of the area is based on snowbirds/seasonal rentals. I prefer a situation where I can find a good pool of tenants who want to commit to a one year lease.

I am looking for a little insight on the Vero Beach area. I am wanting to do a buy and hold, and maybe a flip in the area. I would like to get a better understanding about what's been going on there with long term rentals.
