I just got mine set up thanks to Brian Eastman I also had funds from miscellaneous old 401ks I rolled into the SDIRA. Depending on the 401k company, it was either super easy or a big PITA to get the funds moved. I talked to a few different companies and went with safeguard. PM me if you’d like any more detail.

I used to live in Seatac right on the border with Tukwila/Kent off of orillia and ended up renting out my condo when we moved out. I would say that generally in that area, anything east of Pac Hwy and I5 and south of 405 where it runs east/west is going to feel safer. It's an interesting area because Boeing and a lot of industrial businesses are out there. With southcenter, Ikea, and both light rail and the sounder train close by, my guess is that prices will continue to rise in that area and that it will get safer over the long-term. I'm not sure if it's any indication, but it's promising to see some of the restaurants and stores that I would normally only expect Seattle/Bellevue to have migrating that direction (i.e. dintaifung). The one major caveat to all of this is that the schools in that area aren't very good. So in terms of investing there, if you're looking to SFR and families to rent to, if it were me, I would go further out and rent in a better school district (my preference is NE Tacoma or Auburn).

mission accomplished! well, one mission at least. i ate KC bbq at q39 and jackstacks. the single best bite of my trip was the brisket from q39. thanks for the recommendations! i didn't have enough time to try all of the bbq spots. will have to try the other spots the next time i'm there.

One other thing to note is to see if there are any loan origination fees. Check the loan estimate document to see the amount. I was just dealing with quicken and they dodged the question and failed to mention it until I saw the loan estimate. I ended up going with someone else for my refinance. If you can get a comparable loan/rate without the loan origination fee, that will also factor in to your total APR and loan cost.

Hi BP,

I'm flying out to Kansas City and will be there from 9/25-9/28 to look into the area and meet with TK providers. I've just contacted USREEB and KC Metro Homes to try and set up meetings. Anyone else folks recommend I meet? I have a few others on my list, but not sure which ones to meet to maximize my time there.

In addition, I'd love to meet with any local investors over a beer or coffee (on me!).

Lastly, if you have any recommendations of must-eats in Kansas City, please let me know. I travel to eat.

I live in the area and do love the easy/quick access to both I5 and 167 (via 18).

QQ for you @Aaron Nelson - what are the estimated market rents based on? Is there a tool that you use to determine market rates? Just curious as I'm new to RE investing.

I worked at Amazon from 2011-2014 as a tech recruiter, so it's been a while since I've been there, but my guess is that the number one factor (above any tax benefits the state/city provides) would be in the ability to attract and hire software engineering talent in the new city. After all, every new project that they want to build out needs software engineers to get it going. So either the city already needs to have a sizable pool of tech talent or it needs to be a city that the tech talent is willing/able to go to. Seattle was great since Microsoft was already here + the University of Washington is a top 10 CS school and it was a bit more palatable for bay area residents to make the move up here.

A few articles have already pointed this out, but my money would be on Toronto since Canada doesn't have our visa/H1B problems. Just my guess though.
