@Salomon Romero I think there are creative ways to stay in NY or venture out to NJ. It really depends on finding the right deal. Keep your options open for both states and then run the numbers when you come across an investment property. 

@Amanda Bruneau network, network, network. Also, it helps knowing a tapped in real estate agent in your area that will be aware of properties coming onto the market.

@Salomon Romero house hacking makes the most sense. You can still live for free or at a very discounted rate and will not run into the same problems discussed above by @Stephen Brown. 

@Felicia Hamilton once you get to the tenant management phase please reach out for software recommendations. 

@Maxwell Teranen as @Joshua Haynes and @Stephen Brown stated, start in the midwest. Toledo, Columbus, Cleveland, and Cincinnati are all great options.
