I've spoke with the seller earlier and requested he do just what you said =)
I've got their previous title agent and contact info + the court papers they received which released their previous lien.
Hopefully this transaction goes through! I've been somewhat stressed out today.

@Leonard L. I spoke with the seller and he said that he recently sold a house for $28k and the title company he said he used said that money went toward paying off the judgments.
That was about a month ago.
My title company picked all the same judgments up so I assume it may take at least a month for that data to be updated?

I try to read 1hr and listen to at least (1) podcast everyday (I usually listen to 3-6hrs of personal development and podcasts at work, in the car, and even while working out).
Also, be sure to go to MeetUp.com to find local real estate events to attend. It's fun to meet the people in those circles and they will be helpful to your future success and motivation.

Here are the details:
Seller's House Price: $10,500
Judgements: $32,700
My Wholesale Fee: ~$6,800
Closing Costs + Back Taxes: $1,700
Buyer Cash Offer: $19,000
The seller owns (4) total rentals including this one and I believe would be willing to sell the others under the circumstances.
One house I looked at is in bad shape and not in a very good area, but I could probably offer $3k on it.
I'm not sure what condition the other houses are in.

I was told that the $12,965 will fall off December, 15th because it will be 10 years old?
Should I negotiate a price for all of the properties with the offer to pay off the judgments and let them walk away from the total owed?
Should I wait until December?
How should I structure this... Thanks.
(Stinks to have to go through this on my first deal!)

I use an action blog.
If I'm not getting calls then I look at what I've done over the last couple of weeks... If I haven't done enough then I'll know and it motivates me to do more.
The more you market the more opportunities that will come your way.
It's been four months since my first bandit sign campaign and I've only done three campaigns. I haven't completed my first deal yet, but I've had deals slip through my fingers.
I realized I hadn't posted up any signs in a month so I went out and later that day I had a seller call who is now in a title search and I should be closing within the next week for close to $7000 in profit.

I just got a call from two people claiming that the wind blew my bandit sign off a pole and it broke the windshield of their car.......
Can a 18x24 corrugated plastic bandit sign break the window of a car after falling off a pole?
I'm thinking.... that's absolutely absurd.
They said they are going to file a police report and that I need to replace the window of their truck.
Your thoughts?
