1) When you say marketing, do you mean in search of motivated sellers or trying to sell the properties you get under contract?
2)
3)
4) The bigger the buyers list the better! Do you ever JV with other wholesalers to find a buyer? If so, what is their split when they find a buyer?
Thanks for taking the time to reply! It's much appreciated.

1)
2) "In order to get what you want you have to give to others what they want" Somebody listens to Zig Ziglar? =)
3) Isn't that the truth! More specifically what takes up most of your time in REI?
4) Do you filter through all the deals manually?
Thanks for taking the time to answer the above! Most appreciated.

There is no right answer. Your answers are appreciated and are being used for research purposes.
1) What do you feel are the two most important things for a REI?
2) How do you currently improve, increase, or become better at those things?
3) What two things would help improve your REI business or make you more efficient?
4) How do you find and decide to buy properties?
Thanks!

@Christine C. if you take a look at the CMA you'll see the average $/sqft for SOLD houses .25mi from this house is $105. I went ahead and added the pending house for $145/sqft into the equation which ends up making the 7 sold properties $111/sq ft.
If you click the pictures in the CMA of the SOLD houses you can see the images of the interiors. I picked out some key features that would be necessary to have in order to sell the house at the $150k mark.
When you say you've seen $75-95/sqft does that mean the cost to rehab the whole house or are you saying that was how they calculated the ARV?
