If you download the packet you will have access to all the pictures and information for the property.

I would like to get feedback on the design of the packet.

Also, let me know what what you think the cost of repairs may be while you're in there!

Brian Fouts check out the project packet I put together.

I'm a newb so I don't know how much it will be in repairs...

I'm not familiar with the Subject 2s. Mind giving me a quick run down?

The house value is around $50k.

The amount of repairs are around $20-25k.

He owes $30k, but is up to date on the payments.

He recently bought a new house and will have to pick up both monthly payments by September.

Is this considered a short sale scenario?

Can I offer less than what they owe and have a lender transfer the remaining owed into a new loan?

Speedway is a big project right now.

Here is the dropbox with the information on the houses: https://www.dropbox.com/sh/c2o62mtkp16mttr/NwptaseFSc

The houses are side by side.

One has had a tenant of 5 years in it.

HOUSE 1:
3 Bedrooms
1 Bathrooms
806 Sq. Feet
Location:
315 W. Forsythe St.
Greensburg, IN
Style: Bungalow
Rents For: $550/mo Tenant pays utilities
Occupied: Yes
Price: $30k

HOUSE 2:
2 Bedrooms
1 Bathrooms
840 Sq. Feet
Location:
317 W. Forsythe
Greensburg, IN
Style: Bungalow
Rents For: $480/mo
Occupied: No
Price: $30k

The guy inherited the properties and just wants to get rid of them.

He had mentioned he owes maybe $20k a piece on them (I think by accident).

It's an hour away from where I live.

Does it matter whether there is a REA listing the properties?

Can I wholesale these through an assignment of contract?

Suggestions are welcome for how I should proceed!

Hey Hey! Welcome Latham Hawkins! Good to see another Hoosier =)

You are among friends that also want more out of life.

And you've taken the first step in reaching that goal.

=] That's what I'm talking about! Thank you gentlemen.

How do I find the right website to search their county records and what would I be looking for?

I keep going to these online sources, but don't see 'liens' anywhere... Being a newb has it's pitfalls. Tom Goans Wayne Brooks

Simon Campbell I put a friend of mine who specializes in short sales on the lead.

If the lead isn't good for a wholesale, what would it be an opportunity for? Rental?

I'm not sure what type of lien is on the property.

The gentleman owes on a mortgage, but I think there is an additional lien.

How do I go about find this?

Thank you!
