You'll have to make it out to one of our future events. It's unlike any others in Indianapolis.
There are people who attend which have a significant amount of experience in this market.
Great place to get connected and it's a really laid back atmosphere.
It's likely we will need to reschedule for another date in January.

@Ben G. First thing is to make sure the bank the sellers existing mortgage is with knows you're taking over payments.
Secondly, you need to find out who the sellers new mortgage is with and write them a letter/email letting the lender know that you have assumed the sellers existing mortgage.
That's the strategy I've heard about. Never used it myself but it makes sense.

I had another investor call me once and leave a voicemail telling me about his houses. The message lasted for 3min so I listened on after he stopped speaking.
Around the 2:00min mark I hear some woman named Michelle in the background.
I hear her get into the car and then say, "You're not a cop are you?"
The conversation went into a less appropriate quality with each following moment...
I decided not to call him back and googled him instead.
He had some 40+ counts of suits against him and the state prosecutor was coming after him lol
Apparently the hookers may reflect badly on one's character!

Ok, I haven't posted a new forum topic in a while...
I brought my team out today to do driving for dollars and on our last street we are turning around in what I believe is a church.
I see a woman dressed nicely (there are flurries outside) in the parking lot of this private property lot we are turning around in...
So I give her a wave of acknowledgment and a smile.
As we are turning around (Me, a woman team member sitting shotgun, and my two other male team members in the back seat) and my navigator says, "I think she is trying to tell you something."
I role down the window and the lady does a pelvis thrust with hands from the touchdown position driving down to her crouch...
She struts over and begins asking us if we are wanting to party.....
Nice /rolls up window
I've got two other hooker stories, but I would love to hear if anybody else has any?
I think I should request that HGTV starts filming us?

@Samantha Lotti If you drive past a house that looks distressed or vacant, DO NOT filter that house!
Send them a letter.
If it cost you $1/ea letter then it is worth the gamble to see if they are motivated!
You'll spend $1+ of your time just trying to filter through the leads.
D4D is a numbers game, just like all direct mail campaigns are.
Here are a couple of things to value into your $1/ea letter:
- If the person calls and tells you to bug off, then is that worth the $1 to practice phone etiquette?
- If the person calls and tells you they are interested in selling, but after you have the chance to screen the caller you know that the deal doesn't fit your criteria, was $1 worth the experience?
- If 5,000 letters were sent to people you feel you should have filtered at $1/ea for a total investment of $5,000 over 6 months and on the 5000th letter sent you received a phone call from a house you thought should have been filtered and it turned into a $10,000 deal... was it worth the 5,000 unfiltered letters at $1/ea?
