@Steven Fitzen I was actually wondering the same thing just this last week. 

I feel it's better to use your state's contract and just make the necessary revisions to hold to your profession's standards, but at the same time my one page contract just makes things so much easier on the seller to read through.

Looking forward to hearing other's replies.

@Andrew Hofing You can upload spreadsheets into Podio to track marketing efforts, but I don't believe the program has auto-responders or timed mailings.

I would recommend checking out MailChimp.com for that. It's free/inexpensive and is easily to learn.

In a recent thread "Podio for CRM?" it was requested that we share our lead app.

We were finally able to do that: http://bit.ly/PodioLeadCRM

This is a template we use to screen a seller in a B to C Class Neighborhood in Indianapolis.

You can download Podio onto your Phone or Tablet for quick and easy access to the Lead Entry App so you never have to write leads down on paper again.

This App is also a useful tool for your Virtual Assistant since we've added Tool Tips with our script in " ".

***PS Hope this qualifies for the "Real Estate Technology" section and won't be put into the Marketplace again... The purpose of this post is to help wholesalers with managing leads. Not for self promotion or sales.

Shawn Duncan you should look into a hard money loan. I'm not quite sure whether they have a minimum they would lend but it's worth a try. Also, $35k sounds high for a house that was mostly rehabbed and that has an ARV of $110k... Send me an email and I'll send you a few contacts.

How much do you feel would be the average cost per window for time and materials?

We just bought these window kits that fit on the inside of the frame.

I'm trying to keep costs low... Really didn't even want to do anything with the windows since most stayed up (mainly bc the windows were old and the tracks were likely misaligned).

Wasn't sure if I could get away with leaving those or not?

@Engelo Rumora What is the blow insulation running you?

@Engelo Rumora Thanks for your input! I figured by offering extra amenities within the house in the C Class neighborhood we may be able to find better tenants to live in them because the rent would be a bit higher.

What type of insulation would you put in? Did you do this only when the walls were off and down to the studs?
