That link will take you through my driving for dollars walk through.

The website we have in Indianapolis will obviously be different than one that you would have where you are at but my suggestion would be to ask the county assessors office, "How can I pay my bill online?"

If they have an online service then you should celebrate because chances are they will at least allow you to look up by parcel number and will generally have you bill, with your name, and your mailing address listed.

This will give you the most up to date details on who owns the houses your wanting to find.

Get even more inventive and have somebody create software which automatically pulls this information and puts it into a spreadsheet for you =) That's the best.

This struck home! My wife and sister thought it was unethical, but the way I see it is:

  • "I buy houses" means Taylor Jennings does
  • "We buy houses" means my partners and I which includes any one of my buyers

I tell sellers up front that if their house fits my criteria then I will purchase it myself, but if not then one of my investors may.

I feel that is pretty transparent.

Well, simplisafe has been a great product but the freaking theives stole my entire electrical meter box as well as my keypad for the system HA! (This is a hysterical laugh...)

Here is what I've been searching for the last half hour:

  • IP Security Camera with or without tilt control
  • Night vision
  • Motion sensor
  • Battery operated/solar powered
  • Outdoor/indoor
  • Built-in internet / mobile connection (ie records video to cloud without internet present)
  • Affordable (<~$100)

I'm not sure if I'm searching the right keywords, but here are the items I've found which still don't do fall 100% under the criteria I listed above:

I'm open to standalone wireless routers with battery power and connection!

Rigging may be the only way... Ideas?

PS I hear about REO Sentinel but I can't access the site on my iPad at least... Didn't know if it was still around?

I just finished auctioneer pre licensing. He idea here is to allow wholesalers the ability to auction equitable title (their contracts online).

I'm hoping to finally launch within the next three months.

Everybody is making more of this than it needs to be. I would call the police just to have a witness and an escort, cut the chain lock, enter, and repair the issue as is your legal right to do so. End if story.

In all seriousness though if the lease agreement says that a burst pipe is an emergency situation then wouldn't it be considered legal under the circumstances?

The fact that it's damaging your property and could be causing a safety hazard for the tenant I would imagine would give you a reasonable cause...
