I do mine much like @Todd Rasmussen but use folders in a plastic case for each property. Also, I put only copies of leases, deeds, and title insurance in cases as I put originals in waterproof, fireproof safe.

@Kishun Barker there can be an advantage of buying all cash from the seller's viewpoint but quickly refinance to give you some leverage for your ROI. Having cash to buy is great optics.

@Elizabeth Ashantiva You need this rented now. In covid times, things have changed. Lower the rent to 975 incl. garage or 950 w/o garage. Reconsider allowing small pets as covid has increased pet ownership. As said before, empty units don't help but you can write 6 month leases so you can raise by 50 in spring 2021. Good luck and always remember winter is never your friend as a normal landlord.

@Carmel Duffy in the future just have your lease specify the penalties for non-compliance. If rent being paid on time with this tenant, work in a quarterly inspection to take care of lint, etc. Remember that renters aren't owners and don't behave the same.

@Bryce Collinsmetro. Have a discussion with your friend on the duties, liabilities and value you both bring to the transaction. Decide on a fair split. Place transaction in LLC and use for tax separation. Proceed as agreed.

@Kelly Reynolds try out some good midwest cities like Cincinnati, Columbus, Louisville, Nashville or Memphis. Stay away from Chicago, Cleveland, NYC, DC, and other major metros.
