@Darren Samson assuming she's been a good tenant, I'd draw up a 12 month lease for 1300 but give her a 6 month discount of 100 so everybody has gotten something fair

@William Merone ask her to show you her receipt and then research how to cancel and reissue. If no receipt is shown, she is lying and demand payment or start eviction. You're a landlord not her friend.

@Bobby Balow I live in Cincinnati so I have the same issue. I've done both for all spigot and have never had an issue. If you have to chose one, do the spigot upgrade.

@Alipate Moleni to answer your question directly, 10 minutes is too far to be called student housing. It has to be within walking distance of campus.

@Carol Angelopoulos We passed on PIN5 because our review showed some issues like non-current info. Have not reviewed Propstream but have heard good things. However, to be fair, we also heard good things about PIN5 before we investigated it.

@Rob Krach I agree with @Filipe Pereira. You must check the rules and laws of your state and community. I strongly suggest electronic payments to my tenants but I also allow timely check payments .
