When you're doing a target marketing such as probates or pre-foreclosures, do yellow letters. When you're sending out lots of mail, postcards is the way to go.

So I've got a killer deal on a gulf front property. The purchase price is $115,000 There's no damage to the house but the sea wall needs about $5000 spending on it and the lot itself needs around $20,000 to fill. (Because of damage from hurricane hermone) The house is on pilings and they are fine. I'd be all in for $135,000 Do you think I'd have trouble refinancing this property through a bank as I want to do vacation rentals? I've already got the insurance quote The appraised value is around $350,000 I'm only asking because I've never done a deal on the gulf. Any help would be greatly appreciated

In my experience the property is not the banks until the property had been foreclosed on. So therefore you'd have to go thru the owners, which are being represented by a realtor, so you'd have to go thru them instead. Why don't you just make an offer thru the realtor? They can talk to the bank and you can get your answer.

Well done Ramon, good for you. When did making money in the US become such a bad thing? I gave up Facebook because of the hate spued up from the election. Seems like a bunch of mean girls have taken over this play ground and they keep moving the goal posts. Wholesaling is illegal without a license, wholesaling is illegal with a license. Who made up the term wholesaling? Assignment of contract is not illegal. That's what everyone is talking about. It's been here for decades and it's not going away. I know of no one who has got arrested for it. Show me proof or shut up. Oh and how a hard money lender can talk about ethics and morals is absolutely hilarious.

1 unit is a 2700 sq ft school house which is rented for $1000 a month.

6 units are 2 bed 2 bath and rents range from $550 to $495

3 units are 1 bed 1 bath and they rent for $395

There was an extensive remodel on all the units and the grounds last year. It is 100% occupied. It brings in around $4500 a month that's $54000 a year. 

we have a manager that takes 10%

$120 for trash a month

$200 for electricity (Well and lights) a month

$150 a month for grass cutting

Asking $399,000

Congrats and thanks for sharing. A lot of people coming in to the business do not consider all of the costs to do a flip. The more times we share the more we can educate, the more time someone is less likely to get themselves into situation where they lose money. That's good for everyone!

I'm with Ted on this one. Putting a house under contract is not illegal. Assigning the contract is not illegal. Trying to advertise a house that you don't own is not legal, that's why you have a buyers list. Telling people that you are going to close on the house and having no intention of doing so. Is that illegal? It's unethical and immoral and you'll look like an idiot when you can't come through, but I don't know weather it's illegal. I started out as a wholesaler. The difference between me and the others was that if I didn't want to do the deal, I mean seriously went out and looked for money to do it myself, I never put it under contract. I was also very open with the property owners and told them what to expect.
