Nice one Shawn, I like that everything was as it should be, open, honest and above board. I believe that wholesaling is a relationship business. Negotiating and renegotiating is part of it. You got the job done and that's it. Everyone was happy, what more is there.

Anthony, how's it going? Welcome to the start of the best decision of your life. Firstly, I am but a humble re investor up in Tallahassee. Me and the wife started our journey 16 years ago by buying our first house. It was a 3/2 with a mother in law suit. There was also enough room to make another bed and bath. We rented the mother in law apartment and it paid for2/3 of our mortgage and rented 2 of the rooms out which paid for all of the mortgage and the materials to make our new bedroom and bath. We were cash flowing around a $700 net a month once the other room was done. You can too but you're not going to find what you want through conventional searches. With a little time and effort you can set the tone for your life. I could go on and on but I won't. I made an app that shows people how to wholesale but it'll work for you too. It's free and no bs. I made the app because I was tired of people getting hosed by the tv personality gurus coming into my town and basically selling snake oil. Love it or hate it I hope it helps. Any opinions would be great. Thanks

You could put it in a trust, capital gains is only relevant if you come to sell it. Taxes are just part of life in the US but get a good cpa.

OPPORTUNITY

This offering presents an opportunity for accredited investors to participate in the purchase of single family residential properties to be renovated and sold in the States of Florida and Georgia. The primary geographical territory to include, The Pan-Handle of Florida and Southern Georgia. Investors are expected to earn 10% annualized return on a debt offering.

The sponsor of the project is Swell REI with the principles each having over 10 years' experience in real estate acquisitions and the renovation of single family residential properties.

The Company is offering up to $5,000,000 of 10.00% Secured Promissory Notes to individuals and entities that qualify as “Accredited Investors” within the meaning of Regulation D under the Securities Act of 1933, as amended (the “Securities Act”). The Notes will mature on September 30, 2019, but may be extended for an additional ninety (90) days in the Manager’s discretion. The Notes will pay interest quarterly at a rate of ten percent (10.00%) per annum. There will be no sinking fund or reserve established by the Company for the purpose of funding the repayment of principal and/or interest on the Notes. Notwithstanding that the Notes may be issued at different times during the Offering Period, and may therefore have different issuance dates, they will all be treated similarly with respect to priority of repayment or any interest in collateral. We have been involved in the facilitations of millions of dollars worth of properties and are always looking for project partners for each of our deals. We work with a number of banks in Tallahassee but that will only take us so far. We also use private money lent to us by individuals that want to get a much higher rate of return. These loans are secured by first or second position mortgages set up by our attorneys at Manausa Law firm in Tallahassee.

Rosston is right, it's not a complicated process. The one thing to do is to start to only rely on yourself. Do not rely on anyone for their ARV opinions, know your market, so study it. Do not be put off by others opinions on repairs, find them for yourself and stick to your guns. Don't be afraid to look foolish, i do it every day. Just last night i offered a guy less than half of what he was asking for. It would be an understatement to say he was shocked. I didn't get that particular deal but I've got plenty of deals like it. Do not over complicate it, tear the process into bite sized pieces and then know it from back to front and inside and out. Stratergise, make a plan and execute it! Done.

Tenants and work don't mix in my opinion. Just be careful. Get references and treat him just like any other contractor. I wouldn't swap rent for work, it's never worked well for me.
