Borrow your way to wealth, is there a book called that? If so get it. Nothing wrong with being frugal just don't let it hold you back.

Do it yourself if you want a job. I'm so glad I don't manage my own properties. I would find a handyman to manage your fixes, don't use theirs. Take time and get references but get a property manager.

Well here's the thing, you're looking at it aren't you. So others will too. Just take into account you're gonna hold it longer and you're going to have to nail down your arv to the cent. Otherwise don't bother.

Try and find a property to fix and flip for $50k. Your $10k will be the 20% needed to get a hard money loan.

Being persistent and consistent is the most important thing to Marketing. If you're going to do something do it for at least 6 months. I had nothing come from my bandit signs for 5 months straight and then I made the best deal of my career? Making $94000 from a lead from one of those bandit signs. Patience is a virtue.

Stratergise, plan and take action. Don't rely on anyone to tell you the numbers find them for yourself. Make the first deal the deal of all deals and make that ideal for all and every deal you do. Never pay retail, ever! Good luck!!

The property is in a prime location, just off Tennessee St. It brings in $10k a month but could bring in double that renting it to students by the bed. 

Jump in, this is the best time of year to 1031 exchange or just park your investment. This is possibly the best investment of the year.

Will need pof and non cercumvent, non compete to see financials. A strong EDM will secure the property.

I am totally honest with all my clients about what I do, I suggest you do the same. If you have no intention of closing on the property, tell them. I connect sellers to buyers. I make things happen if you don't want me to help you then I won't. I don't want to be a realtor because I make more money as a wholesaler and I don't have to split it with some suit making money off my hard work. If another wholesaler brings me a buyer or seller then we split the money. I work with plenty of realtors and brokers and they don't have a problem with what I do. I don't work with people who do. I'm in the business of real estate. I buy, sell and wholesale properties. Just got to be honest with everyone involved.
