I'got to be honest I'm not surprised and why not. BP has provided a free service for a long time now. Be happy that they're not charging a mandatory joining fee. Where else can you get the network and mix of new and seasoned investors. You don't have to buy the forms they're just making it easy to buy from them. Good business I say!

@Kelly Moniz I wouldn't increase the rents because they are  about right for the area.

We purchased a 10 unit property in Madison fl. It's a bit out of the way. The break down is 6: 2 bed 2 bath 3: 1bed 1 bath 1: 2700 commercial building once used as a daycare We get $500 for the 2 beds and $400 for the 1 beds The daycare is being fixed up but we have a potential tenant for $1000 a month 7 out of potential 9 are rented. One is on the market and one is going thru the eviction process. We pay for water, trash, yard and management Water is around $200 Mth Trash $180 mth Yard is $200 mth Management is $400 ish a mth What's it worth? Now and when I get everything rented.

Paul K. McCoy hey man we don't do that, because end buyers don't have the same vision as us. Also we want to get full price at the end of it, that's the whole reason for doing it. Also we have a buyers list for different exit strategies. Wholesale deals, prehab deals and full renovation. That's my opinion and it's worked well for us.

Justen Ashcraft first of all it's not personal, just business. Second zillow sucks for comps. Do you always pay full price for everything? Re is just like any other commodity. It sounds like you're getting a good amount of showings so be on your way and be happy.

There's people who are going to do this and there are people that aren't. Then there are people who will buy things so they look good. The purchase doesn't make any money but hey I've got a four Plex. Hobbiest investors who want to pick your brains and wonder after one time of sending letters or putting out signs why they haven't got a deal yet. I've seen a million come and go. None of them are consistent and believe that R E is a get rich, and no effort needed biz. Good luck with that.
