Hi Ameer, in my humble opinion lists are a waste of money, just because most of the clients getting contacted are unmotivated,that's what I found after spending a few thousand on just the same thing. Save your money. Just my 2 cents

Ok so let's say they exit at $230k that'll be $23k in closing. I always do 10% because I don't kid myself on 6% commission and 4% on actual closing. Also $168k pp + $15k rehab= $183k I'm poor so I borrow for 10% so that's another $18k. Let's add it up. $168k+$23k+$15k+$18k=$224 that leaves a whooping $6k If you're rich then you can save the money part and make $24k Personally I wouldn't do the deal, however lots of people don't do numbers like I do so you may be in luck.

Hey man, without the realtor there would be no deal. So if you feel it's ok to step on people to get where you're going then ok. However if you want to stay in this business, in the place where you make deals. Then think twice about what you're considering. If the deal is so slim that you've got to cut people out of it maybe it's not the right deal or a deal at all.

Got to know your mkt, if you do and do negotiating over the phone then why not. However you'll need some boots on the ground to check on repairs etc. I've done it with others finding the deals in my market. Just got to have a Jv contract. Just bear in mind how much your acquisition cost are.

Hey man, I'd be skeptical about letting the owners stay in the home that long. I'm saying that because I got my start doing preservation work for banks. Once people know they are going to out the property is not maintained at all. Also they sell everything, copper pipes and wiring is not unheard of. I've seen fireplace surrounds ripped out in neighborhoods that 'professionals' live in. Just beware.

Clayton Crawford the market is speaking, it's still available. So may be the BPO is a little high. That being said they may need that amount to pay their costs. Sounds like you guys don't have an open line of communication. More of a employee employer dialogue. Why is the broker showing you properties.
