So investing is out for the average Joe. There are so many different strategies that you don't need lots of money. Owner finance deals, subject too deals, assignment of contracts, bird dogging, Jv agreements etc etc. anyone got any more. You've got to start some where.

It depends on your level of expertise. How far you want to get into the business. Just think about it what you feel comfortable with. There are so many facets to real estate. Bigger pockets is a great help. You could leverage the money into 7 $100k flips You could buy a big multi unit and use it for a down payment. Whatever you do don't gamble it and lose it. You could Jv with people and get

I don't like it, because there's no equity in it. Where do you go from there? I bought a 10 Plex for $80k and is now operating at 90% . It brings in $4k. I spent $40k to get it to be rent ready. It was appraised at $300k and when i bought it it covered the mortgage. I'm going to refi it and get another one and repeat. There's better deals out there. Just my 2 cents.
