In my area, every house that is listed on the MLS is also listed on Zillow. A MLS listing is valuable but more and more buyers are using Zillow to find homes. Agents troll Zillow daily looking for homes

if you are going to be a big developer you might as well get to know them in the courthouse and planning department

I would offer to credit them half the cost of a new one and completely git rid of a disposal. Too many potential problems.

Just call them up and introduce yourself and ask them if they would consider selling.

Keep in mind that material and labor costs are also at record highs. There have also been a tremendous amount of multi family built in the last few years. That market will eventually reach the saturation point.

Just contact the owner directly and tell them that you would like to make them an offer that the broker refused to write up for you. In the end it's the owner, not the broker, that signs the deed.
