The hard lesson here is that no one will look out for your interest like you do. Just because they have a real estate license it doesn't mean they are competent, intelligent or motivated. You took a good step when you took over managing your own affairs.

You mentioned that these trailers are served by a well. Isn't public water available? What if your septic system fails? Even worse, what if your well becomes contaminated? Sounds like you then have 4 inhabitable trailers on a rural lot lacking utilities. What value do you have then?

How good is the deal? Sounds to me like the seller is in a bit of a bind here. I think I would insist they either install the second line themselves or reduce the price by at least that much.

if I had to go through it again I would become a neurosurgeon.  I wouldn't have to worry about real estate.

When was the last time you visited a cemetery, particularly an old one? Did you notice the big, elaborate stones often bearing the names of wealthy, influential members of the community? Did you also notice in the same cemetery the plain, small stones bearing names that you aren't familiar with? Men are impressed with the big stones. The contents under the stones all taste the same to the worms.

They owe a big amount to the mob and of they don't pay in a week there is going to be a hit ordered on them.

if this loan is government backed, the bank doesn't care if it goes into foreclosure. My mind isn't working well enough today to see where there is any profit to be made here.

These people obviously aren't motivated. They have probably  already received offers at least as good as what you are going to submit. If they havent, what does that tell you about the value? I think this situation requires a face to face with the owners. You need to sell yourself to them and not just rely on cash.
