Sort of reminds me of the position of realtors that buyers and sellers need them to handle all of this legal paperwork and get these deals closed even though they are not a licensed attorney. Maybe appraisers need to start listing houses since real estate is their business also.

@Steve Vaughan Your efforts to avoid the 10k reporting to the IRS have probably put you under a lot more suspicion than one 30k+ check would have done. You are now guilty of structuring your transactions. If your financial institution does what they are legally required to do, they will report these transactions because they will appear related.
