As i read through these comments i cant help but notice some irony. It has come up that these rentals are going to pay for college. I also read that people are hating their corporate jobs and trying to find a way out through real estate. In our modern culture, unlike it was a hundred years ago, college is mostly a vocational school sold on the middle class that provides the key to the corporate jobs that people hate. Makes one think.

$146,678.97. Of course i might be off a few dollars. If i could actually see the house and s spec sheet and get bids from subs i might get a few dollars closer

There is always a risk in any type of business. I have been building, selling, flipping and buying for 25 years. Thankfully I have never lost on one other than time and hair on my head. I have broken even on some and my profit was a sense of relief. I have sold some literally first day for a big wad of cash and held some for over a year losing all profit to interest and many scattered in between. You can analyze, analyze and analyze and the gods can laugh at you.

Depending upon how far you are into six figures, by the time you calculate taxes, the cost of going to work and the cost of private education for four, you might not clear much. Have you considered homeschooling?

This part time agent thing is very interesting to me since i am currently steaming because i havent heard from my agent in a week and hasnt returned my texts. Being a full time mommy and skin care consultant along with part time realtor isnt cutting it. I have learned my lesson. Unless you are 24/7 and starving you wont get my business.

you only need one good one. Unfortunately, in my experience, the majority are lazy and uneducated. They lack the basic skills required for success in business.
