The tenant does bear responsibility for the spot that was damaged but does that entitle you to having an entire level refinished? A 16 year old floor is probably starting to show some signs of wear and a loss of shine. Perhaps a more equitable approach would be to somehow prorate the floor based upon age.

@Linda Weygant what guarantees that a building built before 1978 contains asbestos?

So adding 5 trailers will increase revenue $23k or less than 5k per trailer. As of now, 29 trailers produce over 8k each. How do you explain this discrepancy?

A recession is when your neighbor is out of work. A depression is when you are out of work.

Have you ever thought that he might enjoy working all of those hours? Sounds like he is pretty happy with his life as it is. Considering that he knows so many people in the real estate community and has some cash and excellent credit, I doubt he really needs your encouragement.

installing a dishwasher is one of the easiest diy tasks you will ever do. Just check for leaks in your water line connection.

I think the purpose of a home inspection is to uncover hidden problems and not as a tool to renegotiate the sales price. I have seen water heaters last as few 's 6 years and some last over 20 so it's just a guess on the remaining life. Same with heatpumps. A worn roof should be obvious.

Always pull permits because the county is making your mortgage payments and paying your taxes ND ping for your remodel. It's the least that you  an do for them.
