There is no shortage of people finding good deals that are willing to sweat buckets. There is a shortage of wealthy people willing to risk their money for peanuts.

The tenant does bear responsibility for the spot that was damaged but does that entitle you to having an entire level refinished? A 16 year old floor is probably starting to show some signs of wear and a loss of shine. Perhaps a more equitable approach would be to somehow prorate the floor based upon age.
