I will add a few more observations regarding automotive and student loans. I looked it up and the current level of student debt is 1.2 TRILLION. I frequent a credit board and a large number of people are saddled with student loan debt. This impacts all of society in one way or another because this debt impacts the ability of young people to acquire mortgages and other credit. There are more people than you think in their 40's that have been carrying student loan debt for 20 years! Student loan debt has been encouraged just like home loans were pushed in the early 2000's, it's just easier to get. Sign your name at 18 and enter the deep abyss of debt. All the time you are being assured that it is a wise investment. I heard an interesting conversation with a local Ford dealer about how lax credit is getting. A couple were buying a new 60k+ suv and trading another vehicle in. They owed 8k more than it was worth as a result of trading a negative equity on it! They managed to  get this couple financed by rolling this 8k into this new purchase! Here is the real kicker. They both had fico scores in the 500's and paid ZERO down!

Here is the problem with student loans. Many young people are leaving college owing 50k+. This debt debt cannot be included in any bankruptcy. These debts are impacting the ability of an entire generation to purchase a home. Student loans are easy to get and are often abused by using them for living expenses. College graduates entering lower paying careers, such as teaching, will face a real struggle to pay these loans off. In the automotive segment,  cars and trucks are becoming much more expensive each day. This is not merely because of inflation but because of lifestyle inflation. Millions of people are upside down in auto loans because of no down payment loans and rolling negative equity from previous loans into new loans. Lending standards are getting lax and the auto industry has "bought" a lot of business the last few years through low priced leasing. Guess what happens to many of these auto loans. They get packaged and sold to wall street. Just like subrime loans. It may not be as much as mortgage loans, but the combination of outstanding student loans auto loans is a staggering amount.

I guess it depends upon your lifestyle but a million sounds a lot bigger than it actually is.

There are two ticking time bombs in our economy that aren't being talked about but must be dealt with. Automobile and student loan debt.

When I say the property is "as is", I mean it. I will go along with their inspection contingency. They then have the option to continue with the deal or back out. I don't play this game.

shouldn't the appraiser been seen a negligent because he didn't actually measure the house? Amateurs Co by the  county figures.
