it sounds like the appraiser is in charge instead of the bank. The bank can make the loan if they want to. They don't so they are blaming the appraiser.

Perhaps you can hire one of those tanker trucks that supplies thousands of gallons of potable water.

In my experience, I have seen as much bad work from licensed as i have from unlicensed.

I have had tubs refinished that were in basically good condition for $250. I am not sure how much it would be if it was in rough condition. Replacing these tubs and all that is involved is an expensive pita. For a rental I would go the refinishing route.

The best way to do this is the RTO approach with a large option payment up front. If they go through the RTO process you have made a bundle and if the default you basically get back a free home.

If you are a fairly handy person you can do anything with the right amount of research. I am amazed at the amount of things I have been able to do all because I took the time to research and wasn't intimidated. Once you develop this mindset,  you will discover that a shocking number of "professionals" really aren't that smart.
