if you go in now and clean the tenant will have accomplished the first step in training the landlord's.
A realtor isn't going to do a title search.

Depending upon your exact ARV, you may need to come up with more cash. If your ARV is only 180k, then of your lender uses the 65% rule, you will only be able to borrow, 117k. This leaves you needing 43k in cash plus carrying costs.

You always need to keep in mind that an inspector's job is to find problems. If he doesn't find anything he us deemed useless. He is also motivated to call out e everything, no matter how frivolous, to determine a lawsuut.

Right now the AC is functioning normally. You can only speculate as to how much life it has remaining. It might be a month or it could be 5 years. Should you ask for a discount because the appliances will eventually need replacement? How about the water heater? That floor covering will eventually need to be replaced. You are buying a used condo and the price probably reflects that. Do you buy a used car and ask for a discount because the engine will eventually wear out? I don't mean to take this out on you, Chris, but I hate the practice of using a inspection report as a tool to drive the already agreed on price down. After all of that is said, I don't believe you are justified in asking for a discount when the unit is functioning normally.
