that should have read only 70% of market value.

Something is very wrong with these numbers. First, why are the sellers willing to sell for almost 70% under market? Second, why in the world would a 250k house rent for only a thousand a month?

Stay single and enjoy yourself. Make memories now! Travel all you can. Buy the hot car now if you want it.  Don't be the cliche 60 year old driving the Corvette.  Date the hottie now. There are plenty of 70 year old millionaires that would give every penny they had to be your current age. Take care of your body and mind. Don't senslessly blow your money but don't hoard it to pay for your nursing home.

An appraisal done today has no effect upon an appraisal done 6 months from now. Also, a tax value appraisal is often unrelated to market value.

Let me dampen the parade here a bit and put out some what ifs. Suppose this home did burn completely in a fire. What is the maximum the insurance company will cover it for? If this home is a standard mobile home say a 16×70 or such, the hard value of it is probably 20k at maximum unless it is a very high end luxury model. Thats all the insurance will pay. If you can't put another unit on the land, then it's value is close to zero unless you can sell it to an adjoining owner and they know they and one other person ate the only potential buyers. So, you pay 50k and in a year it burns down and insurance pays you 20k so you are out 30k. Am I missing something here?

if you hope to make any money you need to GC it yourself. Start with a good carpenter that has a framing crew and also does trim work. He can give you some leads to good subs. Maybe slide him a little cash on the side for his leads and advice. Subs always tend to overpriced a job if all they have to look at is prints. The best prices come from seeing it in person. There is generally always a local market price for certain jobs like drywall, concrete finishing, roofing, block and brick laying. Many plumbers price based upon number of fixtures.  Electricians can usually give you a pretty accurate price based upon sqft and bedrooms and baths.  I would concentrate more on finding the market price for this work rather than trying to nail down a specific sub. If you know the going rates then you know when the sub is giving you a fair price.

She sold her condo for 182. This house for 116. We don't know the repair costs or holding costs.
